Maintenance Agreements

Sunny Constructors & Roofing offers maintenance agreements that consist of the following;

1. Initial roof inspection that will specify the repairs needed at that time.
2. Bi-yearly inspections to assess the existing condition of the roof and take care of maintenance issues.
3. Minor leak repairs.

Having a maintenance program will decrease the cost of your roof over time. With a maintenance program in tack the life of the existing roofing system is radically extended. Maintenance programs are proven to save owner’s money in the long run for several reasons. The number one reason being less roofs will need to be installed over time. The discovery of roof problems in the beginning also allows us to be able to reuse existing roof insulation and save the existing decking - two very costly components of a commercial roofing system.

Maintenance programs provide great benefits to owners. The first and most important is to stop and prevent leaks from occurring before consequential damages are incurred. Repairing leaks before they create additional damages will cost far less than in the long run and aid in the longevity of the entire system. Another vital benefit to owners is that maintenance work is tax deductible.

Program Costs

The cost of this program can be proposed as a fixed cost or can be contracted as a time and material repair.

Time and Material Repair Costs

Time and Material Fees

• $65.00 per hour per Master Roof Technician
• $55.00 per hour per Roof Technician
• $20.00 Mobilization Fee
• Material Costs
• Emergency and after hours repairs are billed at 125 percent of the labor and mobilization cost. Materials are billed at the normal rate.

Time and material leak repairs are completed by two person teams usually consisting of a master roof technician and journeyman and/or apprentice. If the size of the repair justifies additional personnel we will assign the appropriate level of technician for the task.

The billing for each job will start upon arrival to the job site and will end when the crew leaves.
